Eligibility

The Fixed-rate Mortgage Loan is available to all legally competent individual customers over 18.(1)

Purpose of the Loan

  • Purchase of real estate for residential use or for both professional and residential use
  • Purchase of land for the purpose of constructing a building
  • Purchase of shares in companies whose purpose is to allocate a property under full or beneficial ownership (for example, shares of a real estate investment company)
  • Construction work on a property
  • For individual borrowers: any type of financing when the loan is protected by collateral (loan for construction work with a mortgage guarantee, for example)
  • Redemption of a mortgage loan
  • Consolidation of at least two mortgage loans

Term

You may borrow for a term of 2 to 30 years.

The interest rate for your mortgage loan is fixed and is established according to the nature and characteristics of your project.

  • Why choose a fixed rate mortgage loan?
  • A fixed rate mortgage loan guarantees that the interest rate on your loan will not be changed while you are making payments. Thus, you know in advance exactly what your monthly payments will be throughout the term of your loan.
    The fixed rate provides a security guarantee, particularly during periods when interest rates fluctuate upwards. On the other hand, you will not be able to benefit during a period when interest rates are falling.
  • When will the funds be released?
  • The funds from your mortgage loan can be released only after you accept your loan offer. The timing of the release of funds differs depending on your real estate project. If you purchase an existing building, the funds will be released when the notarized deed is signed. If your mortgage loan is for new construction, the funds will be released as your construction advances.
